Building the Foundation: A Technical Milestone for Texada Seniors While much of our work happens
2025 marked an important year of forward momentum for the Texada Island Non-Profit Seniors Housing
Texada is a remote, sparsely populated island community with a rich history of mining and logging industries, blended with coastal BC beauty. The island’s residents are predominantly robust seniors while the housing stock is rural, spread apart and not senior-friendly. Many seniors are faced with the challenge of aging in demanding rural conditions. Currently, there are no viable housing alternatives available.
Since 2019, TINSHS has been working hard to create safe, affordable and senior-friendly housing on Texada Island. We want to do better for our elders and – with our community behind us – we think we can!

In 2025, TINSHS achieved critical milestones for affordable seniors housing, completing essential hydrology, wastewater, and market studies. Supported by new seed funding and a successful community Road Rally, we finalized technical groundwork for land subdivision. These advancements move us closer to our goal of allowing Texada seniors to remain in their community.
In 2024, we assembled an exceptional development team, implemented a robust, cloud-based document management system, and crafted comprehensive Board governance documents to enhance leadership efficiency. Most notably, we secured approval to exclude our targeted parcel from the ALR—an essential step forward for our project!
In summer 2023, we secured three years of operational funding from the Vancouver Foundation Recovery and Resiliency Fund! Meanwhile our partners at MGA and BC Passive House received CMHC Housing Supply Challenge funding to design a high-performance, accessible housing prototype for our project, which was met with enthusiasm at our October 2023 community engagement event.
Aside from all that fundraising, we did a lot of research, developing our vision and building strong relationships with local partners, professional consultants and numerous funders in order to lay the foundation for a successful project.
In 2022, we conducted an island wide housing needs survey (with an excellent response rate!) and hosted our first community engagement event. The valuable input we received was used to inform the Texada Island Seniors Housing Needs Report, which was completed in Spring 2023 and will serve as the basis for our next steps.
In 2019, TINSHS was incorporated as a registered non-profit organization and in 2022, we became a registered charity. This means that we can apply for funding from a variety of sources, and in 2022 alone we raised over $70,000 through local, provincial and federal grants (and we are just getting started)! Becoming a charity also means that we can issue tax deductible receipts to our donors for individual cash donations or “donations in kind.”
With our ALR exclusion application now approved, this year our focus shifts to site investigation and land acquisition. This major undertaking demands creative collaboration, extensive goodwill, and substantial funding (see below).
Simultaneously, we are actively refining our understanding of the demand for independent seniors housing on Texada. Our goal is to design a financially viable project that meets this need, in close collaboration with our development team.
